A snag list's length — not the floor area — is what actually drives the hours, so treat this m² figure as a sanity check rather than a quote. Most 2–3 bedroom homes (roughly 70–100 m²) with a normal-length list are done inside the £350 visit. Bigger property, longer list: request a quote first instead of risking a visit that overruns.

Door & Skirting Finish£420.00
£420 books one visit (up to 4 hours) to true up doors, frames and skirting at your address. The £420 is credited in full against whatever timber work actually happens that visit.
Guide price: from £18.00 per linear metre of skirting/architrave
Skirting and architrave work is priced per linear metre rather than per m² of floor, because a straight run goes faster than corners, doorways and bowed walls. One room's skirting run (roughly 12–16 linear metres, about £220–290) plus easing a door or two in that room usually sits inside the £420 visit. Multiple rooms or a house-wide second-fix will typically run past four hours — get a quote before paying.

Room Decoration Finish£380.00
£380 covers one visit (up to 4 hours) preparing and painting the walls or ceilings you specify at your address. The £380 is credited in full against that visit's work.

Decoration is one of the few jobs here that genuinely scales with m² — two coats on prepared plaster takes roughly the same time per square metre wherever it is. One average room (around 20–24 m² of wall) usually fits inside the £380 visit. A whole house will run past four hours — ask for a quote first.

Pre-Handover Punch List£320.00
£320 is the deposit for one punch-list visit (up to 4 hours) at your UK address before handover. It's credited in full against the work done that visit.
Guide price: from £4.50 per m² of property floor area
Punch lists are driven by item count, not square metres, so this is a rough yardstick rather than a quote. A typical 2–3 bed property usually clears inside the £320 visit. Bigger property, longer list: ask for a quote before paying.

Any remaining amount = quoted extra labour + quoted extra materials. The deposit you already paid is credited in full and is not charged again. If you do not accept a later quotation, remaining amount = £0.
If more work is needed after the included visit, we send a written quotation first. It shows the hourly rate, estimated extra hours and any materials. Extra work starts only if you accept that quotation.
A visit date is agreed in writing after payment, subject to access and a UK postcode we can reasonably serve. Payment does not reserve a clock time on the day you pay.
