A finished house still accumulates a list: hairline gaps where trades met, a catch that never got adjusted, a handle fitted a week before move-in and never revisited. We work through that list on site, in a single visit, and close what we can there and then.

You get a plain answer on what's closed and what — if anything — still needs a second attendance, before you decide whether that's worth booking.
Price
If everything on your list fits inside the four-hour visit, £350.00 is the whole bill. Anything beyond that gets written up as a separate quotation first — pay only the extra if you say yes, and the £350.00 still covers the visit either way.

A snag list's length — not the floor area — is what actually drives the hours, so treat this m² figure as a sanity check rather than a quote. Most 2–3 bedroom homes (roughly 70–100 m²) with a normal-length list are done inside the £350 visit. Bigger property, longer list: request a quote first instead of risking a visit that overruns.
