Keys are about to change hands, a tenancy's about to start, or someone needs sale photos — and the finish still has rough edges. This visit works through that punch list in one attendance, not a string of call-backs.

After the visit
A punch list longer than one visit gets a written note and a price for the rest — access to occupied rooms is agreed with you beforehand.
Price
£320.00 is the deposit for one handover visit, up to four hours. It doesn't lock in a time slot — we confirm the actual day once we've got the address and access sorted. Extra time, if needed, is quoted separately and only charged if you say yes.
Guide price: from £4.50 per m² of property floor area
Punch lists are driven by item count, not square metres, so this is a rough yardstick rather than a quote. A typical 2–3 bed property usually clears inside the £320 visit. Bigger property, longer list: ask for a quote before paying.
